LendInvest is a peer-to-peer lending platform for property development, bridging loans and buy-to-let mortgages. Reportedly the UK’s leading online property finance marketplace, LendInvest investors have invested over £3 billion in loans since 2008. The platform was established after the recession to provide short-term property finance.

LendInvest Business Loans & Finance

Property Development Finance

Development finance is available to businesses and individual property developers to start or finish a project. Loans range up to £10m with an LTV/LTGDV up to 70%. Repayment terms are 12-24 months, depending on the reason for the loan. Interest rates start at 7.5% AER.

Bridging Finance

Fast finance to quickly secure property, buy at auction, or generate cash flow. Loans from £75k to £15 million are available, depending on the function, with repayment terms up to 12 months with a maximum LTV of 85%. Interest rates start at 0.55%.

Product Transition Finance

Product transition funding is a bespoke product from LendInvest, providing developers with the funding and support they need to start and complete their project, whatever stage they’re currently at. This includes:

  • Bridging to Refurbishment
  • Bridging to Development
  • Development to Development Exit

LendInvest Reviews and Ratings

Online reviews are written by both investors and borrowers.

Trustpilot and Smart Money People reviews are positive on the whole, with many LendInvest platform users finding them professional and efficient.

There are a few critics. Some investors think interest rates have gone down and they don’t receive as high a return on their investment as they did when they first invested. Some borrowers are unhappy that there are unexpected fees.
